Reservation policy

A one night stay deposit on accommodation is required to confirm reservation. Payable by credit card or bank deposit.

Cancellation policy

20% cancellation fee charged on all bookings until :

30 days prior to date of arrival – forfeit 50% of total amount paid

7 days prior to date of arrival – forfeit total amount paid

Note*

1. The Palms reserves the right to cancel any booking if any of its terms and conditions are broken and to charge for any damage to the property .

2. The Palms Reserves the right to cancel any booking with a refund if any unforeseeable events or double bookings occur.​

3. Parties are not allowed, however, certain types of functions can be arranged by the Management.

4. Please note that final allocation of villas to guests remains at the discretion of Management.​

5. Every effort is made to keep the villas and their inventories and amenities in good working order. In case of a maintenance problem, the Management will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television /WiFi, appliances, etc. 

6. Unless by prior agreement, no animals are allowed on the villa premises at any time. 

7. Any damage caused to the villa or its contents must be immediately reported to the Management. Guests will be fully liability for any damage caused by themselves to the villa or its contents and will make immediate arrangements to pay for said damage. The damage deposit does not limit Guests’ liability for any damage they have caused. 

8.  Guests are required to leave the villa in the state that they met it, with a clean BBQ pit and surroundings as on arrival, including removal of garbage from the villa. An inventory will be checked when Guests depart the villa and before refunding Guests’ deposit. Any extra housekeeping/cleaning required after a Guest has left, or excessive garbage left for removal, or if there is anything missing/broken, we will inform the Guest, and a deduction will be made from the damage deposit. 

9. Guests will be liabile for any bills left unpaid by them on departure. Any outstanding amounts will be deducted from the damage deposit by the Management before the balance is refunded. This will be done within seven (7) days of departure from the villa provided there is no breakage, damage, missing items, no additional cleaning for apartments left abnormally dirty and any other charges incurred during the stay, outstanding. 

10. No Guests apart from those named shall reside at the villa or use the facilities during your stay. If unauthorized Guests are found residing at the villa or using the facilities without prior consent from the Management you may be required to vacate the apartment immediately with no refund of the rental and will forfeit the damage deposit. 

11. There is no lifeguard on duty at the villa. The use of the swimming pool is at Guests own risk and there is no liability on the part of the Management of the villa for any injury that may result. 

12. Guest hereby waives and releases any claims against the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. 

13. The Management reserve the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If the Management have a reasonable belief that there is imminent danger to any person or property, the Management may enter the Property without advance notice. 

14. Any Guest found participating in any illegal activity or found in possession of any illegal substance in the villa/apartment, will be reported to the authorities and required to leave the premises immediately with no refund of the rental. 

15. The villa is to be used as a holiday home only, and you must refrain from acts which may be considered a nuisance to Guests in neighbouring villas and adjoining property. Absolutely no house parties or functions are allowed without advance written permission. If you are found to be causing excessive disturbance to Guests in neighbouring villas and adjoining property, you may be required to vacate the villa immediately with a partial or no refund of the rental. 

16. Management of the villa are not responsible for the supervision or caretaking of any children staying at the villa. 

17. Whereas efforts will be made to retrieve items forgotten at the villa by Guests, the Management is not responsible for the loss of, or damage to any such item. Guests will be fully responsible for the cost involved in returning any “Found items”, where this is possible. 

18. The Management assumes no liability for property loss or damages, nor liability for injury, accidents or delays. 

19. Transportation (airlines, ferry, charter vessels, rental cars and taxis, etc.) is supplied by providers independently of The Palms Villa Resort and The Palms Villa Resort's Management assume no responsibility for any loss, injury or damage to person or property because of the acts of the providers. Furthermore, Guests acknowledge responsibility for the villa during occupancy and will observe all security precautions. Guests are advised to take out all relevant insurances usually covered by a travel policy.
